The need to maximise leasable floor space and car parking numbers within such developments is always considered a top priority for our office to provide to our clients. Aesthetic facelifts to the exterior of existing commercial buildings as well as the consideration of advertising/signage possibilities at the development are also considered of high importance.

Smart planning and workflow:

Site Analysis and Project Brief

The first phase is to conduct a ‘SWOT’ analysis (SWOT – Strengths, Weaknesses, Opportunities and Threats) for the site.  In particular, we determine appropriate access locations, preferred building siting locations, and review existing service locations.  We work in conjunction with clients to establish and formulate the project brief.  We always aim to maximise the returns for the site.

Master planning

The second phase is an overview of the project-to-be, including an estimation of timeframes, determining the clients preferred deadlines and advice on the required sub-consultants and their associated costs.

Design and Development

The third phase consists of designing the project with the help of our skilled architectural team using an advanced 3D modelling software.  The design will be functional and aesthetically pleasing.  During the design process, we continue to refer back to the project brief and site ‘SWOT’ analysis to ensure we are delivering a project that maximises the site potential and the client’s monetary returns.

Paperwork & council approvals

In the fourth phase, we will carefully prepare all the paperwork, considering the council requirements and up-to-date legislation, in order to get the necessary approvals and authorizations so that the construction process can legally start. As our office works well with all consultants, we will make this step as smooth and as expediant as possible, so you will benefit from a stress-free process for the duration of your project.

Management of the building process and quality control

The fifth phase is more of a physical-type of work and as quality control is paramount to our office, we only recommend our preferred experienced builders (but are always willing to work with your alternative builders as required). Our office prefers and advises to conduct weekly site meetings with the builder to ensure that the build quality and appropriate construction details are maintained. Builder suggested cost saving details are always considered however, and may be approved should building longevity and costs not be compromised. This weekly site meeting service is most beneficial to our clients to ensure future maintenance is minimised and hence future costs are minimised. Most financial institutions require our office to work with an experienced quantity surveyor to assess the builder’s payment claims at each stage of the project. Due to our real-life experience in building, this proves to be advantageous to our clients.

Project completion, expectations review

In the sixth and final phase, we complete a final review of the building and determine that it is acceptable to hand over to the client and any associated tenants.  All certificates of completion are provided from the relative sub-consultants and sub-contractors via the builder to the private certifier.  We always welcome feedback and testimonials from our happy clients.
